Redevelopment project for Dayton Street Partners.

 

The initial phase of this project included the demolition of an existing ~42,000-sf masonry building and the renovation of a 32,935-sf warehouse.

 

The ~42,000-sf structure was torn down and replaced with a heavy duty asphalt parking lot with a Contech underground detention system. The fenced and gated parking lot allows for 22 vehicle stalls and 27 trailer stalls.

 

Renovations to the existing 32,935-sf warehouse include the installation of a storefront system entrance, addition of a 2,000-sf spec office space with LED light fixtures and warehouse area. In addition, 10 overhead 12' x 14' drive-in doors were added to the exterior wall adjacent to the new parking lot. 

 

The scope of work also included minor roof repairs, landscaping and exterior painting of the precast panels, IMP siding and newly installed bollards. This newly renovated facility is intended to be used as a truck maintenance facility.

 

This project was safely and successfully completed in only 5 months without disruptions to neighboring residents or businesses.
