AMB Property Corporation had a major potential tenant in BAX Global Logistics. The leading transportation company wanted almost 230,000 square feet of space for a new distribution center. It had to be in the O’Hare area, but not so close that traffic would be an issue. More specifically, they wanted to be west of York Road with easy access to I-90.
CHALLENGE:
There are virtually no vacant sites with proximity to O’Hare, nor would an existing structure satisfy the tenant’s needs for a state-of-the-art air freight forwarding building, with special size and dock requirements.
SOLUTION:
AMB owned a building in Des Plaines that was inadequate for BAX but located on an ideal site. Through careful negotiation, the developer moved the existing tenant to a new facility then hired Krusinski Construction Company to demolish the building and construct two new distribution centers for BAX Global – a 152,099-square-foot international distribution center and a 76,504-square-foot domestic center. The two buildings, combined, have 81 exterior docks. The work included clearing the site, re-engineering the existing utilities, extending a feeder street and installing a stormwater trap system underneath the parking lot.
RESULTS:
The site work and two buildings were completed in six months. And AMB managed to meet the needs of both tenants to everyone’s full satisfaction.
