Oak Brook, IL—On behalf of longtime client IAC Properties, Krusinski Construction Company has completed the construction of the Wintergreen Distribution Center and started the construction of IAC Beckleymeade. These projects represent the 11th and 12th ground-up development projects Krusinski has built for the industrial real estate development firm.
Wintergreen Distribution Center, a 560,030-square-foot, multi-tenant speculative industrial building, was Krusinski’s first ground-up project in the state of Texas. IAC Beckleymeade is a two-building speculative warehouse development that will feature 435,000 square feet of space.
Construction projects in Texas are subject to unique situations and opportunities, including dealing with the extreme heat conditions in Texas and collaborating with members of the Citadel Network of companies to ensure the selection of the best subcontractors available.
The Wintergreen Distribution Center is located on a 34-acre site at 300 W. Wintergreen Rd., less than 15 minutes south of Dallas. The modern, high-cube industrial building was designed to accommodate as many as three tenants. The completed distribution center features tilt-up walls, 40’ clear height ceilings, 56 x 50 bay sizes, 151 trailer parking spaces, 328 automobile parking spaces and four drive-in doors. Additionally, approximately 1,685 square feet of office space was built on a spec basis.
“It’s great to complete our first ground-up construction project in the state of Texas, and now launching our second, for IAC Properties, a great, long-term client,” said Brian Heinrich, Project Manager, Krusinski Construction Company.
Among some of the most interesting elements in the construction of the building involved situations that are unique to markets like Dallas. In contrast to many Midwest markets where panels are a construction standard, industrial developments in Texas use tilt-up construction. Further, with daytime heat reaching temperatures well over 100 degrees during traditional construction hours, concrete pours for the tilt-up walls, pads, etc. were conducted after midnight, at the coolest time of day.
Throughout the course of construction, 34,000 cubic yards of concrete was poured which took almost 57,000-man hours to complete. Additionally, the Krusinski Construction team installed 356 piers and 560,000 square feet of SOG. The tallest panel was 54’ high. The largest panel weighed 160,000 pounds.
Krusinski is a longtime member of the Citadel National Construction Group, a network of construction and related firms across the country. This network allowed Krusinski to identify and retain the services of the best subcontractors—roofer, concrete, excavators and many others—available.
IAC Beckleymeade is a development that comprises a 28.2-acre site. It will feature two speculative warehouse buildings, 234,900 square feet and 199,800 square feet respectively with a combined 5,500-sf of office space, with surrounding parking lots. The site work will consist of new site utilities with a detention pond on the Northwest side in addition to trailer parking and a dividing road between the buildings.
Combined, Building A and Building B will have 81 dock-door openings, 38 dock levelers and 39 dock positions prepared for future expansion. Each building will be fitted for a 60 mil TPO roof system as well as 2 MAU's, an exhaust fan and skylights throughout.
Wintergreen Distribution Center represents the latest in a line of projects Krusinski Construction has completed for IAC Properties. Over the course of a 20-year relationship, Krusinski has completed work at more than 15 different locations in four states across the country. The scope of work ranges from exterior renovations to tenant buildouts to large scale ground-up facilities, such as Wintergreen.
